5 Factors to Consider When Buying a New House

No matter if it’s your first time or you’ve bought a house before, there are certain rules that need to be followed. Of these, the most important one is to conduct a thorough research of the property you are planning to finalize. There practically are hundreds of residential projects being developed across the city that may seem to be the best possible option – budgeted rates, good interiors, easy availability of water and power and much more. But there are a number of other essential factors that cannot and must not be ignored. For it’s your hard earned money that you’ll be investing. Here, in this post, we list down some of the most important factors that must be taken into account before zeroing upon a residential property in Meerut

Master Plan

Though master plan of residential projects today, are designed in a way that they maximize space and offer exactly what they claim, its best to get the total area verified before finalizing. Lately, a plethora of cases have been reported wherein developers have fooled the buyers by promising expansive spaces, charged them accordingly and delivered way lesser than their claim.

Resale Apartment

If you are planning to purchase a resale apartment, it’s best to talk to the seller beforehand about the house. Enquire about the property, the facilities available, whether the neighborhood is fine and more. Additionally, make sure to get the title deed from the owner and do not believe those who say that the deed is with the previous owner. They are simply fooling you!

Location

Next on the list is the location of the property. While it seems to be a secondary thing to worry about, it evident isn’t. Enquire about the locality from people living there and neighbouring societies, and even pay a visit to the place to take a first-hand look of where you are planning to shift. It’s very important that the environs of the locality give away positive vibes and is in proximity with major catchments of the city for convenience filled living.

Crime Rate

This is yet another essential factor that needs your attention. An area that’s prone to crimes must be avoided no matter how good a deal you may be getting. Consider other options. After all, your safety is more important than a mere house.

Inspect the property

Let’s say the property you’ve finalized meets all the above listed requirements – a good locality, a good developer, least crime rate and excellent master plan residential project, there is one last thing that you need to do. Inspect the property, especially, if it’s a resale one. For, the chances of a resale property having flaws are quiet high. Check for any kind of leaks, cracks and moisture in the walls, damages in the structure, rusty pipes and termites. Zero upon one only if it has no or fixable flaws.

Gurgaon Real Estate Policy changes – A Friend or Foe!

gurgaonone84
Post the announcement of demonetization, the affordable housing segment of the Gurgaon real estate experienced a considerable downfall in terms of reduced demand, increased supply and depreciation of the land’s value. However, unlike the other sectors of the economy, the real estate market of the nation is expected to witness a boost again as the prices of land will escalate to new heights in the upcoming years.

Amid all this, a lot of policies have changed which will affect the real estate market. These are as follows:-

  • An amendment made to the Benami Transactions Act.
  • Real Estate (Regulation and Development) Act, 2016.
  • The introduction of 100% deduction in profits for the construction of affordable houses.
  • Interest subsidy for first-time home buyers has changed.
  • A change in arbitration norms for the construction of companies.
  • Exemption of service tax to affordable housing developments.
  • DDT exemption for SPVs to REITs.
  • Implementation of the Goods and Services Tax structure in the real estate segment.
  • For foreign investors – introduction of the status of permanent residency.
  • Demonetization of 500 and 1000 rupee notes.
Policy Changes to Boost Real Estate

Many Gurgaon real estate developers claim that the above-listed policy changes made during 2016 will, in a way, help the sector than to harm the business. Some builders even emphasize on the fact that the policy changes have typically worked in favor of the developers as well the home-buyers.

The crash in the price of property in Gurgaon ready to move in and under construction has enabled many potential buyers to plunge in and make their dream of having a house come true. The exemption of service tax against the development of affordable houses (upto 60 square meters) under any state or central government scheme, including the PPP scheme, has augmented the affordable housing sector and even encouraged the public and private players to collaborate and deliver projects.

The Impact of GST

While most of the policies mentioned above have been welcomed with open arm by the real estate developers, the impact of two policies are yet to be analyzed – GST and demonetization of high-value currency notes. Taking about GST, the officials still lack clarity on whether real estate will be placed in the category of ‘sin’ or ‘common use’ and the tax rates which it will attract – will it remain at 18% or go higher.

The changes though have been a major matter of concern at the moment, but most of them are being welcomed with a smile. The more interesting thing will be to see new developments in these policies in 2017.

Types of Condensers and Their Functions

Coil manufacturing companies in India produce condenser coils for condensing units. A condenser is primarily a device that is used to liquefy gas by cooling it. In the Central Heating Ventilation and Air Conditioning (HVAC) system, the hot discharged gas called refrigerant vapour from the compressor enters into the condensing coils and performs the basic cooling function. The condenser coils in refrigerator and AC are placed along with the compressors of the condensing units. Condensers are primarily available in a plethora of shapes, sizes and designs including plain tube, finned tube, plate type, parallel pass units, etc.

Classification of condensers

The condensers are categorized by their method of cooling. The three major types are-
  • Air cooled condensers
  • Combined air/Evaporative Condensers
  • Water-cooled Condensers

Air cooled condensers
An air cooled condenser consists of a type of condensing coil of ample surface in which the air is blown by a fan or induced by a natural draft. This type of condenser is majorly used in small capacity refrigerating units. It is mostly designed for residential or small office air conditioners.
Air cooled condenser should be kept free from dirt and other foreign materials. This is because, the accumulation of dust and lint inside the condenser coils reduce the airflow around the tubes and fins.

Combined Air or Evaporator condensers
These types of condensers are also known as Evaporator condensers. They primarily consist of coils that are cooled with the help of water sprayed from the above .The cold air enters from the bottom and is blown across the coils. The evaporation of the water from the coils immediately creates a cooling effect. The hot refrigerant gas condenses and changed into a liquid state. The water that does not evaporate is re -circulated with the help of a pump. Evaporator condensers also help in eliminating water disposal problems and provide the most economical means of cooling the refrigerant gases.

Water –Cooled Condensers
These types of condenserare similar to steam surface condensers, where the cooling is accomplished by water that circulates through the tubes or condensing coils enclosed in a shell. The major four types of Water–Cooled Condensers are –
-          Double pipe condenser
-          Double tube condenser
-          Shell and coil Condenser
-          Shell and tube Condenser

To conclude, HVAC condensers are vital for all types of air conditioning and refrigeration systems in our homes and are expensive in nature. Therefore, proper maintenance of them are highly beneficial in saving money in the long run!
